Of the 636 condos listed in the MLS on 30A only 74 or 11% are listed for under $ 1 million
and that includes 1 room flats!

And of 878 homes listed in the MLS only 40 or 4% are listed under $1 million.

No fire sale here.

I am saying it could be in 2008 on 30A due to the fact that we started heading south in this market sooner than the major markets and hopefully we will be rebounding sooner.

30A Real Estate Matters

Well it matters to everyone around 30A, if not to every American because of the economic impact.
We are still going through a reset of the market here to borrow a computer term.

I had a fellow in a prime 30A location tell me his plans are just not working out here since he expanded during the boom and now has too much overhead,

So he need to sell and resize his situation. I suspect there are many people in this situation right now.

One bright spot. If you can give a buyer a "deal" to buy your home then you should be able to turn around and buy your new home "right" from a motivated seller like your self.


We are then going from a Buy high Sell Higher position to a Sell Low and Buy Lower Position
to make your money.

30A gets ready for that last big week...
