What's A Dune Lake ?
We denizens of 30A are fond of telling folks about how rare these wonderful Dune Lakes are. Some Say there are only two places and others say three places on Earth where Dune lakes exist.
On 30A, In Tanzania ? and mabye one other place?
Well I am going to do some research on this folks. We are talking Rare indeed if this pans out.

Notice of Special Meeting
The Walton County Board of Commissioners and the Tourist Development Council will hold a Special Meeting on Thursday, November 3, 2005 beginning at 10:00 AM at the South Walton Courthouse Annex located at 31 Coastal Centre Blvd, Santa Rosa Beach, Florida. A representative from the Florida Department of Environmental Protection and the U.S Fish and Wildlife Service will be present.
The purpose of this meeting will be to discuss long term beach re-nourishment.
The public is invited to attend.
Beachfront Armoring and Beach Re-nourishment.
As of today, the Florida Department of Environmental Protection (DEP) has indicated that the county has issued "in excess of 200" permits for seawalls on the beaches.
DEP will soon be addressing an issue that has arisen with beach re-nourishment.
Walls vs. Beach Re-nourishment. The Florida law states:
(F.A.C. 62B-33.0051 (1) (a)(3)(b)) "... where a beach re-nourishment, beach restoration, sand transfer, or other project which would provide protection for the vulnerable structure is scheduled for construction within 9 months ...no permit for armoring shall be issued". The county is currently requiring all applicants for a seawall to sign a statement that reads: "Neither permanent retaining walls, nor beach armoring is allowed in the Walton county beach re-nourishment area (west side of Four Mile Village to the west county line-4.8 miles."
Currently, a number of large seawalls are being constructed in the Miramar Beach area scheduled for beach re-nourishment late this year or the first of next year.
If you live in the area scheduled for beach re-nourishment, you may want to be sure to attend the meeting on November 3rd. There may be some clarification on how DEP intends to address this issue.

Human Beings & Butterfly Wings

The Monarch's are migrating through here on their way to Mexico and Couples are migrating here to our Lovely 30A for the wedding season.
And As the Locals say, "The Secret is Out, October is the best Month of the year here".
The Real estate market is showing some signs of life after the crazy summer of Storms.
People have been observing a weird weather period all over the planet and they realize that the trade offs are still worth it to live on the Coast.
Hey, at least you get advance warning with a Hurricane....

Red Tide and Computer geek info
Hey people,
If you were wondering about that arrrrgggh feeling in your throat etc., that's RED TIDE (not a new version of TIDE detergent) but a nasty bloomin thing from the Gulf.
Vicks 44 is my cure along with staying indoors or at least a mile north of the gulf.
The GOOD news: It does not show up every year and is not usual in October.
Geek of the week tip: If you get that nasty virus that corrupts your system operating files causing your computer to restart over and over and over again....
You are gonna wish you had Norton Go-BACK from SYMANTEC. You can use it to Restore your computer to a previous time from minutes to hours to days.Dude, IT Works !
Faster than working with emergency disks that you may not have updated for months...
Symantec tech support is great as well.

When will the Market improve you ask ?
My wife and I went to the WaterColor party at the BAIThouse last night and everyone kept asking when the Market will Improve.
Well there are 3 things in Beach Real Estate.....
1. A pretty Beach

If you guessed Location your right but we already know we have a Fabulous Location.
The Straight Sauce : IF THE COUNTY (WALTON + OKALOOSA) does not show Leadership in a big way REAL soon this market will do what every market does
when there is a loss of Confidence, It will drop.
Everyone is here because of the Beach.
Plenty of other places have great food and great shopping, great spas, Golf,etc.
If we have to march to Tallahassee and camp on their front lawn and call in every political favor we have then let's do it.

Greenspan's Speech on Economic flexibility
In Greenspan's speech today before the National Italian American Foundation:
Moving forward, I trust that we have learned durable lessons about the benefits of fostering and preserving a flexible economy. That flexibility has been the product of the economic dynamism of our workers and firms that was unleashed, in part, by the efforts of policymakers to remove rigidities and promote competition.
Although the business cycle has not disappeared, flexibility has made the economy more resilient to shocks and more stable overall during the past couple of decades. To be sure, that stability, by fostering speculative excesses, has created some new challenges for policymakers. But more fundamentally, an environment of greater economic stability has been key to the impressive growth in the standards of living and economic welfare so evident in the United States.
The 'greater economic stability' is a sham. There is a dearth of economic stability when the US has a:
* ~ $700 billion trade deficit
* 8 trillion Federal Debt
* ~ 550 billion Federal Deficit ( war spending included)
* Housing Bubble
* High Energy prices ( oil & natural gas)
* a non existant personal savings rate ( actually negative )
Greenspan is about to retire. The next Fed Chairman will have to deal with a very different economic landscape next year.
Feds talk about Changing the Real Estate Game
Read it but don't weep.... yet. This is going to be a 2006 concern.

State of the Market
This market has cooled down quite a bit from a year ago. Many agents are having to re-discover that 4 letter word W O R K .
A substantial number of Realtors in this market are also flippers and Investors as well as agents.
This has created some very wealthy Investor/Agents as I call Us/Them.
If you are just starting out I offer this advice : Don't quit your day Job.
However, I believe that the much greater Hurricane damage that has occured along the LA, Ms, and AL coasts has made the Emerald Coast of Florida (between Pensacola and Panama City) much more attractive to those looking for a second home and/or a Rental investment property. Within that area the area from Destin in the West to Panama City Beach is the prime area that I point clients to .
Dream Time
Walking the beach this morning it was sorta foggy with the off white sand next to the silvery blue sky tones blending together.
Was I dead? It was like walking from one Life to the next...
Or was I just more aware of the fact that we do that every moment.

This is a new blog that I hope will become a running commentary of life on 30A in wonderful Santa Rosa beach , Florida. remember... Wonderful cuts both ways. And there is no word wonderempty in case you were wondering about that.
